Sandstone restoration is the repair of old stonework: raking out failed or cement joints, repointing, gentle low-pressure cleaning and cutting in matched new or recycled stone where blocks have decayed. Older sandstone should be repointed in a breathable lime mortar softer than the stone, because hard cement mortar forces moisture and salts through the sandstone and makes it crumble.

We are often asked to restore old sandstone stairs, and it is some of the most satisfying work we do: worn steps cleaned up, re-bedded and repointed can look close to new while keeping their age and character.

Why cement mortar harms sandstone

Sandstone holds and releases moisture, and salts carried in that moisture crystallise where it dries. In a wall built with soft lime mortar, the joints do most of the drying, so the salts and decay end up in the mortar, which is cheap to replace. Hard cement mortar is less permeable than the stone, so water is forced out through the sandstone instead, and the edges of each block flake and crumble.

That is why we repoint older sandstone in lime mortar, mixed to be softer and more breathable than the stone. For most Sydney sandstone built before about 1920, lime mortar is the standard heritage advice.

Cleaning and sealing without damage

High-pressure washing, sandblasting and acid cleaners strip the outer face of sandstone and open it up to faster weathering. We clean with low-pressure water, soft brushes and stone-safe products, and use poultices for stubborn stains.

Not every old wall should be sealed. On walls with rising damp or salt problems, a sealer can trap moisture and make decay worse. On steps, paving and coping we use breathable penetrating sealers that reduce water and stain uptake while letting the stone dry.

How we work

How we restore and repoint sandstone

  1. Assessment

    We inspect the stone, mortar, drainage and any heritage listing, and explain what is causing the damage.

  2. Scope and approvals

    We agree the repair method and, for heritage items, work with your heritage adviser and Council.

  3. Rake out and repair

    We remove failed mortar, cut out decayed stone and set in matched indents or replacement stones.

  4. Repoint

    Joints are repointed in lime mortar, finished to match the original pointing.

  5. Clean and protect

    We clean the stone gently and seal steps or paving where it will help.

Restoration is quoted after we have seen the stone, because the extent of damage is hard to judge from photos. These are the main things that affect the cost.

Work to a heritage item, or to some properties in a heritage conservation area, usually needs Council consent under the local environmental plan. Some minor repairs and maintenance can go ahead without consent if Council agrees in writing beforehand that the work is minor. Why is my sandstone crumbling or flaking?

Sandstone usually crumbles or flakes because of salt attack, where salts carried by moisture crystallise in the stone as it dries. Hard cement mortar makes it worse by forcing moisture out through the stone instead of the joints. Coastal salt air, rising damp and poor drainage are common causes on the Northern Beaches. Finding the moisture source is the first step in any repair.

Should you use lime or cement mortar on sandstone?

For older and heritage sandstone, use a breathable lime mortar that is softer than the stone. Lime mortar lets the wall dry through the joints, so salts and decay go into the mortar, which can be replaced. Cement mortar is harder and less permeable, which forces moisture through the sandstone and damages the edges of each block over time.

Can old sandstone be cleaned without damaging it?

Yes. Old sandstone can be cleaned safely with low-pressure water, soft brushes, stone-safe cleaners and poultices for stubborn stains. High-pressure washing, sandblasting and acid cleaners strip the surface of the stone and speed up weathering, so we avoid them. A gentle clean removes dirt, mould and staining while keeping the stone's face intact.

Do I need approval to repair a heritage-listed sandstone wall?

Work to a heritage-listed sandstone wall in NSW usually needs Council consent under the local environmental plan. Some minor repairs and maintenance can proceed without consent if Council confirms in writing beforehand that the work is minor. On the Northern Beaches, check with Council first, and we can work with your heritage adviser on the repair method.

Can you replace damaged sandstone blocks so they match?

Yes. We cut out decayed sandstone and set in indents or full replacement stones cut from matched new or recycled sandstone. Recycled stone has already weathered, so it often blends better with old Sydney sandstone walls. We match colour, grain, size and tooling, then repoint the joints in lime mortar to suit the original.

How much does sandstone repointing cost?
